Full Design & Build Project – 15 weeks

Located in Derby, this newly refurbished Tim Hortons restaurant forms part of the brand’s continued expansion across the UK. Delivered over a 15-week programme, the project involved the transformation of an existing restaurant unit into a contemporary quick-service dining destination.

This full design and build project involved the complete conversion of an existing standalone Pizza Hut unit into a modern Tim Hortons restaurant. The works included all associated civil engineering, structural, drainage and landscaping works required to create a new wrap-around drive-thru, transforming both the site layout and overall functionality.

Extensive structural alterations were undertaken to the existing building, including the installation of a new steel frame to conceal the former Pizza Hut signature curved roofline, which was then finished with Kingspan cladding panels to achieve Tim Hortons’ distinctive exterior appearance.

Internally, the space was fully reconfigured to accommodate a new commercial kitchen, cold room, and freezer to the rear, with the customer seating area positioned at the front of house. The comprehensive interior fit-out included feature wall panelling, new floor and wall finishes, replacement ceilings, decoration, a full HVAC installation, and the supply and installation of restaurant furniture and fixed seating, all delivered in line with Tim Hortons’ latest design standards.
